The Modern Heritage Project
Construction Technology · Design-Build · St. Louis
We've built market intelligence, architecture, and construction into one in-house system, purpose-built around AI from the ground up. We use it to regenerate urban housing across America's great industrial cities.
Our ApproachWhat We Do
Intelligence, design, and construction usually live in separate firms. We've brought all three in-house and run them as one vertically integrated system: market intelligence, AI-native architecture, modular manufacturing, and proprietary fitment. Together they turn complex urban regeneration into fast, repeatable, high-quality outcomes that get better with every build.
We find it before the market does. Our proprietary data engine reads the signals that point to opportunity (municipal filings, zoning actions, parcel and tax records, geospatial and migration patterns) to pinpoint undervalued urban submarkets where momentum is rising and the building stock is ready for regeneration. Every project starts with data.
A complete digital replica of every property before a single tool is lifted. Our design system models structural requirements, optimizes material specifications, verifies zoning compliance, and sharpens itself with every build. Full fidelity between the digital and the physical, every decision verified before construction begins.
Building systems purpose-built for historic urban typologies, engineered once and deployed across every project. Timber, steel, glass, and masonry at the highest quality, with no cheap substitutes at any finish level. Faster builds, and quality that compounds as each build informs the next.
Our spatial sensibility applied to every unit. Every room proportion, threshold position, and finish specification set at OUR standard and optimized for how people actually live. Our taste, at scale.
Why Now
The country is in the grip of a housing affordability crisis. Homes cost more than families can bear, and the cost of building them (labor, materials, time) has risen to the point where the traditional model can no longer deliver quality housing at a price people can actually pay.
We are built to close that gap. Until very recently, the tools to find, design, and construct housing this efficiently simply did not exist. They do now. By pairing market intelligence with AI-native design and modular manufacturing, we build better housing faster and at lower cost than the conventional process allows.
And the advantage compounds. Every project sharpens our tools, and every sharper tool lets us build more efficiently and more quickly, pulling us further from the old model of construction with each cycle. That is how we begin to close the distance between what America needs and what it can afford.
About
The Modern Heritage Project is a construction-technology company regenerating urban housing in America's great industrial cities. We've brought the entire process in-house, into a single integrated stack: a market-intelligence engine that finds opportunity, an AI-native design system that engineers it, and a modular manufacturing capability that builds it.
We were founded on the belief that architectural heritage is worth recovering, and that recovering it should be faster, smarter, and more beautiful. Because we own the full stack from data to construction, each project is more efficient and higher-quality than the last. The advantage compounds.
We begin in St. Louis, regenerating blighted housing in low-to-moderate-income neighborhoods where the need is most urgent and the opportunity most clear.
The conviction beneath all of it is simple: beautifully built homes should not be reserved for the few. We build beautifully for everyone, and for the neighborhoods that have gone too long without that investment. We are democratizing quality.
"Beautifully built homes should not be reserved for the few. We build beautifully for all."
About the Founder
I studied economics at Washington University in St. Louis. During college, I left for New York during the COVID-19 pandemic to work for a fintech startup, where I served as Chief of Staff at Bestow, a company building toward ubiquitous peer-to-peer tap-to-pay technology. While in New York, I was introduced to the founder and CEO of Mural Real Estate Partners before the firm's launch, a connection that solidified my interest in the built world. I went on to work at Mural Real Estate Partners, and after graduating, joined MetLife Investment Management's Real Estate Research and Investment Strategy team.
For me, this is my life's work. I believe it is incumbent upon citizens and humans broadly to participate in the creation of a better future. I have found no better an opportunity to do this than through the built world. Today, that means construction technology: innovating how homes are built and how communities are formed. My commitment is to serve others, to serve cities, and to cultivate the communities of the future. I've spent the majority of my impressionable working years amid the choppy waters of building toward that future, and with the tools we now have at our hands, I feel I have no choice but to begin doing my part.
